Landlords > Property LettingWe offer two main types of service:
Let Only
This service will suit Landlords who prefer to manage their property themselves but require our professional services to undertake
the initial work. In this case we undertake to:
- Provide initial advice including assessing the suitability of the property for letting, its rental value and preparation to meet
current legal standards
- Provide advice and guidance on the legal and financial aspects of letting
- Advertise the property for letting
- Select suitable Tenants
- Prepare a comprehensive inventory and statement of condition of the property
- Prepare the tenancy agreement
- Receive the deposit and first month's rent prior to installing the Tenant - we recommend that the deposit is held by us under
the insurance based Tenancy Deposit Scheme and returned to the Tenant at the end of the tenancy subject to damages other than
fair wear and tear
- Install the Tenants
- Take meter readings and advise service companies of the change of occupancy (except telephone, broadband, Sky and TV licence)
- Arrange for ongoing rent to be paid direct to the Landlord preferably by Banker's Standing Order
- Prepare a statement for the Landlord reflecting the letting arrangement and our fees
- By arrangement with the Landlord, see the Tenant out of the property at the end of the term, inspect the property and agree
any dilapidations with the Landlord and Tenant before returning the deposit, take meter readings and advise service providers
of the change of occupancy
Standard Management Service
This service is more suitable for landlords who prefer that we manage the whole process of letting from the start to the end of
the tenancy. In this case we will apply all of the Let Only services listed above and, in addition, undertake to:
- Collect the rent and advise on and take necessary action where rent is overdue or not paid
- Prepare statements of income and expenditure on a monthly basis no more than seven days after clearance of rental income from
the Tenant
- Maintain a suitable dialogue with the Tenant throughout the tenancy
- Advise on and manage periodic maintenance including statutory and advisory
- Inspect the property on a 3 monthly cycle to ensure Tenant compliance with their obligations and to check and advise on the
condition of the property
- Renew or extend the tenancy as required
- Make the necessary end of tenancy arrangements including handover, services, keys and deposit
- Re-let the property as required
Charges
Our charges are highly competitive, straightforward and transparent:

Properties valued at over £1000 per month are subject to separate negotiation.
Of course there will be additional fees for activities that fall outside our two core services. These are clearly noted in our
Terms of Business, which are available on request.
All charges are subject to VAT at the current rate of 17.5%.
