Residential property management is becoming increasingly closely regulated with respect to Landlords' obligations and consumer safety. The law makes particular demands regarding the safety, servicing and inspection of the gas, oil and electrical appliances and installations within a property and with respect to the safety of furniture and soft furnishings. The Housing Act 2004 makes reference to additional regulations regarding the administration of Tenant deposits, Houses in Multiple Occupation and the Housing Health and Safety Rating System, including energy efficiency. To illustrate the extent of the regulations, a small selection of the applicable regulations is copied below:

  • Furniture and Furnishings (Fire)(Safety) Regulations 1989
  • Heating Appliance (Fire Guards) Regulations 1991
  • General Product Safety Regulations 1994
  • Gas Safety (Installations and Use) Regulations 1998
